ELM / DRIVEWAY ATLAS

Driveway repair costs in San Antonio depend on the defect, pavement material, amount of work and whether the base remains sound. Two concrete repairs have a published figure consistent enough to use as context: a typical national range of $3 to $6 per square foot lifted for slab lifting with mudjacking, and $3 to $4 per square foot of damaged surface for patching spalled concrete. These are typical national ranges, not a quote and not a San Antonio rate. Crack filling, foam lifting, resurfacing, panel replacement, asphalt and commercial projects are priced from site conditions, because published figures for that work vary too widely to give a dependable range.

Driveway repair cost ranges and price drivers

Work category Typical figure What it covers What it does not establish
Minor concrete crack filling Priced from site conditions. Drivers: total crack length, crack width and depth, routing and cleaning, the visit minimum Defined cleaning and filler work on appropriate cracks Underlying movement or structural stabilization
Slab lifting with mudjacking $3 to $6 per square foot lifted (typical national range, mudjacking only) Eligible intact sections with a correctable height difference Universal remedy for soil movement or severely broken concrete
Polyurethane foam lifting Priced from site conditions. Drivers: void size, foam volume, slab area, access Eligible intact sections where foam suits the void A cheaper alternative to mudjacking; foam usually costs more
Bonded concrete resurfacing Priced from site conditions. Drivers: area, surface preparation, crack and joint treatment, finish Suitable overlay on a sound prepared substrate Structural replacement or decorative upgrades outside that scope
Partial concrete panel removal and re-pour Priced from site conditions. Drivers: number of panels, slab thickness, base repair, reinforcement, disposal, edge matching Defined panel demolition, local base preparation and new slab Full-site grading, unrelated drainage improvements, extensive access work
Limited concrete spall patching $3 to $4 per square foot of damaged surface (typical national range) Small damaged surface area where a patch is appropriate Whole-driveway restoration or major slab failure
Asphalt driveway or parking-lot repair Drivers only Patching versus reconstruction depends on affected depth and extent No dependable local price range; the scope has to be measured first

Each line uses a different unit or scope. Do not compare a linear-foot crack measurement with a square-foot reconstruction as if they were the same service. The two figures in the table are typical national ranges, not a quote and not a local rate. For the other rows, published figures vary too widely to give a dependable range, so the price for your driveway depends on its measured scope and the drivers listed.

What is inside a San Antonio driveway repair price?

A quote is more useful when it separates the work you can see from the work required to make it last. The main components are the repair material, site preparation, tools and equipment, labor, access, removal and disposal, possible base reconstruction, drainage work, and permit expenses when a jurisdiction requires them. A small visible defect can produce a larger scope when surrounding material is no longer sound.

Price component What sets it Public input or current limitation
Labor and equipment Crew activity, equipment access, preparation and finish BLS wage data can explain local labor context but is not a contractor billing rate
Repair materials Concrete mix, bonding or patch products, sealant, reinforcement where specified Type and quantity must be determined by the actual scope
Base and subgrade Compaction, voids, soft areas, washout, excavation No reliable fixed allowance without a documented condition and measured quantity
Demolition and disposal Depth, volume, material and vehicle access Must be scoped rather than assumed included in all unit prices
Site grading and drainage Fall to street or approved discharge point, nearby structures Separate line when correction extends beyond the paved defect
Permits and inspections City or county road authority, nature of the work Official fees apply only to the right project and jurisdiction
Finishing and cure Finish matching, site protection, project timing New decorative finishes can cost more than basic repair

Labor is not the wage printed in a government database

Federal wage data provide a useful component of cost context without establishing a company's billable rate. O*NET's BLS-based wage tables list a $22.58 hourly median in the San Antonio-New Braunfels area for paving, surfacing and tamping equipment operators, compared with a $25.64 U.S. median for that occupation. Those figures are employee wages, not hourly contractor charges. Billing also has to support insurance, vehicles, equipment, administration and other costs, none of which can be converted into a site-specific markup from this data alone. See the government occupational wage tables.

It would be misleading to multiply a published wage by invented labor hours to manufacture a driveway quote. Instead, this page gives a typical national range only where published figures agree for a defined job, and describes the other components that a real estimate must account for.

San Antonio and Bexar County permit costs

The location of the work matters. A sidewalk, driveway approach or curb that touches public space can be regulated differently from qualifying private flatwork. The City of San Antonio lists public right-of-way activities, including driveway approaches and curbs, under its permit process; the actual application and closure requirements depend on the job. Official information is on the City's right-of-way permits page.

Bexar County publishes a $35 per-driveway application fee for driveway access within county-maintained rights-of-way. That county figure is not a universal fee for every driveway in San Antonio and should never be added to a quote unless the county process applies. Review the Bexar County right-of-way permit page for its forms and requirements.

Schertz, Boerne, Universal City and other nearby municipalities have separate rules. Different jurisdictions can also treat a new approach and a minor surface repair differently. Before work is priced as permitted or permit-exempt, the actual location and scope must be checked.

Why an inexpensive patch can become an expensive project

Suppose a concrete driveway has a small cracked corner. If the surrounding slab remains sound, a localized patch may be sensible. But if the corner is broken because soil beneath the edge washed away, applying patch material alone does not replace the missing support. Preparing the base, rebuilding the edge or replacing a panel changes the project category entirely.

The same logic applies to low spots. A settled but intact slab may be eligible for lifting. A slab broken into unstable sections may not be. For asphalt, surface sealing is preventive maintenance, not reconstruction. Alligator cracking and potholes extending into a weakened base can justify more substantial excavation and replacement. This is why a price based only on surface area can be misleading.

There is also a difference between cost and value. A small repair with high mobilization costs may appear expensive per square foot but still cost less overall than unnecessary demolition. A full replacement may be more economical over the intended life of the driveway when numerous separate repairs would leave continuing failures. The correct comparison should consider the actual remaining pavement, not just an advertised starting price.

Three budgeting examples without made-up quantities

Example A: stable concrete cracks. If the concrete remains level and the selected approach is crack filling, the relevant planning unit is linear feet. Measure the appropriate cracks, note their width and depth, confirm whether they need routing and cleaning, and check the minimum charge for a visit, which can decide the total on a short run of cracks. Without an actual measurement, there is no meaningful project total.

Example B: an intact low panel. When a suitably intact concrete panel has a correctable elevation difference, a leveling estimate should identify the area actually being lifted, access restrictions and any void or drainage concerns. If mudjacking suits the slab, the typical national range above offers context; foam lifting is priced from the void size, foam volume, slab area and access instead. Either way, a total still requires the real treatment area and confirmation of method suitability.

Example C: a failed panel. Where the panel is too damaged to preserve, removal and re-pour may be the proper comparison. Demolition depth, access, base condition and the edge where the new panel meets the old one matter. The number of panels, slab thickness, reinforcement and disposal also set the price, and a panel estimate is not automatically a whole-driveway replacement price.

These examples illustrate how to select a cost category. They are deliberately not manufactured customer quotes.

Why asphalt and commercial paving are drivers-only

Parking-lot repair, asphalt driveway repair, paving, sealcoating and striping are all services Elm offers. Their estimating units and work conditions differ. Sealcoating depends on surface condition, number of coats, preparation and access. Striping depends on the layout, paint or marking material, traffic management and any reconfiguration. New parking-lot paving adds subgrade, aggregate base, pavement thickness, drainage and possible sitework permits.

There isn't a dependable San Antonio price range for those categories, so an estimate has to start from the measured area and the condition of the pavement. The cost estimator therefore explains which factors tend to move a project toward a larger scope and lets visitors request a project-specific price instead of generating false precision. A number that looks tidy is not more useful than an accurate description of what remains unknown.

Repair versus replacement as a financial decision

A repair is generally worth considering when damage is confined, support is adequate and the expected finish meets the owner's needs. Resurfacing has a place when the underlying pavement is suitable for an overlay. Replacement may be justified by extensive structural damage, incompatibly sloped panels, repeated failure or a planned change to the driveway layout.

A comparison should show what each option includes, what may remain unresolved, how long access is affected, and any limitations on the proposed repair. Review the repair-versus-replacement guide and the driveway condition assessment to understand the decision before asking for a quote.

Cost questions

Is it cheaper to fill a crack or replace a slab?

The smaller task usually costs less in total, but it is not a substitute for a failing slab. Compare them only after the concrete's condition is understood. Unit prices alone cannot establish which treatment is appropriate.

Does a San Antonio driveway permit always cost $35?

No. The $35 figure is Bexar County's published application fee for qualifying driveways accessing county-maintained roads. City and suburban requirements vary; some private repairs may not need that permit at all.

Can I calculate an asphalt driveway repair total from this guide?

Not reliably from a general guide. The work could be limited patching, edge rebuilding, resurfacing or full-depth reconstruction. The calculation needs a defined work category and measured quantities.

Do the ranges on this page represent Elm's price list?

No. They are typical national ranges for two specified concrete scopes, not a quote. A quote from Elm requires confirmed project details, scheduling and the actual included work.
